How much do your management services cost?

For residential rental property, we charge only 6% as an all-inclusive rate, with no hidden additional set up or leasing fees. This is the lowest rates in town.

How do Property Inspections work?

Regular inspections of the property are completed by the property manager when taking on the rental, midway through a lease term, and when a tenant moves out, and any other time as requested by the owner. Periodic inspections are recommended to determine preventative maintenance due and to gauge the extent of tenant damages (if any) to the property.

How to tenants report a maintenance issue?

Tenants can use our maintenance reporting form on our website. Maintenance issues will be validated and resolved accounting to owners agreement.

When Will I Receive A Distribution Each Month?

We submit an ACH file to our bank on the 15th of every month with rent distributions, assuming the 10th does not fall on a weekend or holiday. It takes most banks 1-2 business days to process the distribution into your account after we have submitted the ACH file to the bank.

Do I know what is going on with my property?

Yes. We will communicate with you throughout our contract. We will inform you when a qualified tenant is found; we will contact you at reasonable times to discuss repairs; we will notify you of the tenants vacate request. Plus, throughout the contract, we will keep you aware of any issues that may arise.

How will you find tenants for my property?

We will advertise your properties on our website and on various rental marketing sites. We also thoroughly screen applicants.

Who handles the middle of the night calls?

We do! We are on call 24 hours a day. Why worry you? That’s why you hired us! Most emergencies are prioritized and often can wait to the next day.

What happens when a tenant vacates a propert?

When tenants wish to vacate a property, we require a written notice 30 days prior to the renter’s departure. At this point, we will provide confirmation of the notice, as well as a list of cleaning tips for the residents to follow.

We recommend our tenants schedule an inspection two weeks prior to departure. This will allow our staff members to identify any damage or problems and recommend the least expensive course of action for the tenant.

We conduct a final inspection on the moving day, documenting the condition of the property with both photographs and notes. We then handle all necessary repairs and return the rental deposit within 21 days, as mandated by California law.

What about a pet deposit?

Yes. Pets are not allowed without your permission and an additional non-refundable pet deposit is required. We may charge a higher pet deposit at the owner’s request. We do not allow aggressive breed animals. Please refer to our Pet Criteria for more information.

Do I get to see the lease or sign it?

We will sign the lease on your behalf, and send you a copy once all the tenants have signed it.
